Design-Build vs. Design-Bid-Build – What’s the difference?
Let’s start out with a few basic definitions.
Design-Bid-Build: this is the “traditional” way of building where and Architect and Engineers create detailed drawings. From there multiple contractors bid the job, and then the Owner collaborates with the design team to make a selection. It is extremely inefficient and opens the project up to unnecessary delays and potential lost information.
Design-Build: A process where a single entity manages design AND construction, including all contracts, equipment vendors and materials providers. As demonstrated in the graphic below, the process features a reduction in bidding time AND faster construction time. Design-Build is the most cost-effective construction method, and it results in the best quality.
Some additional benefits of Design-Build are: single-source management and implementation, creative solutions created by a diverse team, constant collaboration, more accurate bids, and reduced delivery time. Read on for some more specific examples and a graphic representation of the process.
The old way: DESIGN – BID – BUILD
Broken, fragmented process: The old way of building is laden with inefficiencies. The team is typically fragmented and can result in gaps in communication that can result in conflict.
Inaccurate bids: To spend months (or years!) design and documenting a project only to learn after all that hard work that the bids are too high to build is one of the most common pitfalls of this method. To expect a contractor that has never seen your project’s highly detailed drawings to create an accurate bid is a crap shoot at best…the result is almost always inaccurate bids that require Change Orders or Value Engineering.
Delayed construction time: Construction delays start with bad bids and culminate in the field when trying to build against a bid that missed project components. It requires Change Orders, rescheduling, and loss in delivery time.
…but under the Design-Build process all of this goes away!
